An honest answer.

Homeowners in Applewood Hills often ask whether their door has years left or is close to done. We tell you plainly. 2021 census: what it means at the door

Every square is one home in a hundred.

  • 38 in 100 homes · mixed ages
  • About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.Streets with a mix of older and newer homes tend to show a mix of door styles too, from flush wood panels to raised-panel steel and carriage designs. When a replacement is chosen, it can either match the house's period or the neighbouring doors, and we help weigh both.
  • Single-detached houses make up about 37% of homes in Mississauga (2021 Census). In attached housing, a resident's remote or fob may open both their own door and a shared gate, and lost devices are a real security concern. We clear old codes from the operator, program replacements, and explain to management how to keep the access list current.

Off-Track Garage Door Reset

Technician reaching to the side track of a partly raised white garage door with small windows, a tool bag on the driveway. — Applewood Hills
The call
One side of the door hangs a hand's width lower than the other. A steel cable is drooping in a loop beside the track instead of running tight to the drum, and the whole door looks tilted in the opening.

Garage Door Panel Replacement

Two people holding a dented lower garage-door section above a separate white panel resting on the ground. — Garage Door Panel Replacement, Applewood Hills
The call
Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

Garage Door Bottom Seal Replacement

Gloved hands setting a black rubber seal along the base of a white garage door, holding a ribbed strip over paving stones. — Garage Door Bottom Seal Replacement, Applewood Hills
The call
With the door closed and the lights off, a bright line of daylight runs along the floor from one side to the other. Leaves and grit have blown in under it and gathered in a neat drift against the back wall.

Garage Door Manual Lock Repair

Detached slide bolt and T-handle on a wooden garage workbench. — Garage Door Manual Lock Repair, Applewood Hills
The call
The outside handle wobbles in your hand and the inside knob spins round and round with nothing attached. The screws that held the lock through the door skin have pulled loose, leaving oval holes, and the whole thing hangs on by little more…

Torsion and extension springs, lift cables, drums and bearings. When any of these wears, the opener strains and the door becomes unpredictable. We restore the balance so everything else can relax.

  1. Part 1The panels

    Garage Door Panel Replacement

From outside, the horizontal groove between two sections now steps sideways by a centimetre. One section has shifted on its hinges after a roller jumped the track, and on the way down the door catches at exactly that point.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

The car bumper kissed the door on the way in. The bottom panel has a dent, the bracket in that corner sits crooked, and the cable on that side has jumped and gone slack, so the door reverses every time it tries to close.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

New springs went in last year and the door balances well, yet it still clicks along the ceiling track like a train over rail joints. The wheels are the originals, worn to an oval, and the noise follows them from one end of the travel to the other.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

What people ask us

Should I choose nylon or steel replacement rollers?

Both work when matched to the door. Steel rollers are durable and cope with heavy doors but run louder; nylon rollers with sealed bearings are noticeably quieter and need less attention, which suits an attached garage under a bedroom. What matters more than the material is the stem length and wheel size matching the hinges and track, and replacing all the rollers together so the door rides evenly on every one.

What is a strut, and does a new section need one?

A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right.

Is the seal on an insulated steel door different?

Sometimes. Many insulated doors have the seal channel moulded into a plastic cap that wraps the bottom rail, which takes a specific profile rather than a generic one. If that cap is cracked or the channel has opened, a screw-on aluminum retainer can be fitted over the rail so a standard T-style or bulb seal can be used from then on. Identifying the retainer at the first look settles which route applies.

What is an automatic garage door lock, and does it replace the manual one?

It is a motorised deadbolt, offered as an accessory by some opener makers, that slides a bar into the track each time the door closes and withdraws it before the door opens, all controlled by the opener. It gives the physical security of a manual lock without the need to remember it. It can sit alongside a manual lock kept for outages, or take its place entirely.
